Passage is a listing marketplace that connects buyers with homes that have assumable mortgages. We do not originate, service, or guarantee any loans. We are not a lender, broker, or financial institution.

3. Not Financial or Legal Advice

All content on Passage is provided for informational purposes only. Nothing on this site constitutes financial, legal, or mortgage advice. You should consult with qualified professionals before making any financial decisions, including assuming a mortgage.

4. Listing Accuracy

Listings on Passage are submitted by licensed real estate agents who attest to the accuracy of the information provided. Loan terms may change and all assumptions are subject to lender approval. Buyers should confirm final loan details and assumability with the mortgage servicer as part of the assumption process.

5. User Accounts

Users are responsible for maintaining the confidentiality of their account credentials and for the accuracy of all information they submit to the platform.

6. Prohibited Uses

You may not use Passage to:

• Scrape, crawl, or extract data in an automated fashion
• Submit false, misleading, or fraudulent listings
• Send spam or unsolicited communications
• Impersonate another person or entity
• Violate any applicable laws or regulations

7. Limitation of Liability

Passage and its operators shall not be held liable for any financial loss, failed mortgage assumptions, inaccurate listing data, or any damages arising from the use of this service. Use of this platform is at your own risk.

8. Listing Content & Copyright

Photographs of a listed property are frequently owned by the photographer or the listing brokerage rather than by the agent who uploads them. By submitting photographs or other content to Passage, you represent and warrant that you own that content or hold all rights and licences necessary to use it, and that you grant Passage a non-exclusive, worldwide, royalty-free licence to host, display, reproduce, and distribute it for the purpose of marketing the listing — including in generated marketing materials such as social media images and shareable calculator pages. You are responsible for ensuring you hold those rights before uploading.

You retain ownership of the content you submit. This licence ends when the content is removed, except for copies already distributed or cached by third parties.

Copyright Complaints (DMCA)

If you believe content on Passage infringes your copyright, send a notice to support@passagehomes.app with the subject line “DMCA Notice”, including:

• Identification of the copyrighted work you claim has been infringed
• The URL or listing address where the material appears, in enough detail for us to locate it
• Your name, address, telephone number, and email address
• A statement that you believe in good faith the use is not authorised by the copyright owner, its agent, or the law
• A statement, under penalty of perjury, that the information in your notice is accurate and that you are the copyright owner or authorised to act on their behalf
• Your physical or electronic signature

We will remove or disable access to material that is the subject of a valid notice and will notify the person who submitted it, who may respond with a counter-notice. We terminate the accounts of users who repeatedly infringe.

9. Changes to Terms

We reserve the right to modify these Terms of Service at any time. Changes will be posted on this page with an updated date. Continued use of the service after changes are posted constitutes acceptance of the revised terms.
